Building Commissioning

Every building has an outlet or light switch that “hasn’t worked since day 1”.  This is an all too common problem that is simply a symptom of a lack of a commissioning service.  Crescent’s staff works aside the general contractor, electrical contractor, and owner to ensure that the end user is not in the dark.  A brand new building or up fit of an existing structure should, by design and execution of the construction documents – be defect free.

Typical electrical assessment inclusions are as follows; inventory of branch circuit panels, verification of accurate load scheduling, review of all construction documents to ensure specifications and codes are upheld, electrical system installation progress checks, installation quality/workmanship review, infrared scan of all live electrical components, multilevel in house review of field collected data, detailed report tracking punch list items and their progress towards resolution.

Due Diligence

The concerns with dated electrical systems can be shocking.  Are the circuit breakers properly sized for your needs, is the system up to code, how can your proposed upgrades and modifications be accommodated with the existing setup?   An electrical system assessment can provide the design team the details they need to put into motion your new plans.  Along with providing an as built inventory, due diligence provides provides a benchmark of existing conditions as well as recommendations relative to common user and maintenance staff safety.

Retro Commissioning

After the last smoldering ash has been extinguished, the local fire department starts looking for clues as to why.  They discover the blaze was caused by an electrical system recently amended as the result of a remodel.  There goes the goals and profits for the location up in smoke.  

A solid electrical commissioning service is based on the value provided by a quality assurance infrared thermography inspection.  It is imperative to find and resolve any and all loose connections in an an electrical system to prevent a real disaster.  How to prevent a disaster from occurring is to eliminate minor emergencies that should be addressed prior to the onset of them becoming a real problem, one example being that panel schedules are verified to ensure that the maintenance staff can find the breaker control for the new break room lighting.
